      How this is worked out. Prices are what this sort of work costs in the south east in 2026 and include VAT at 20% — replacement glazing does not qualify for the zero rate on energy-saving materials, whatever anyone tells you. The U-value is worked out by area to BS EN ISO 10077-1, from the real split between glass and frame, which is why a small window comes out worse than a big one with the same glass. The saving uses degree days (about 2,100 for the south east) against an older double-glazed unit at U 3.1, with 20% knocked off for solar gain and the heating being off part of the time, at 6p a kWh of gas.

      And to be blunt about it: windows do not pay for themselves out of the heating bill — on a normal house it is well over twenty years. They are worth doing because the house is warmer and quieter, because it stops draughting at the sill, and because you can actually lock them. The firm price comes after the survey; the guide figure is for white uPVC (a coloured foil is about 12% more) and fitting at ground or first floor without scaffolding.

      What you can expect

      Three things we always do

      The FENSA certificate arrives without you chasing it. Replacement windows have to be signed off under Building Regulations. We do it through FENSA and the paperwork reaches you within three weeks — the certificate your solicitor will ask for when you sell.
      The price on the survey is the price on the invoice. If we find rot in the lintel or a sill that has gone, we ring you before touching it and tell you what it adds. Nothing gets discovered on the last day.
      We come back after the first winter. Frames settle and hinges need a turn. We book it in ourselves, we do it for nothing, and it is not something you have to remember to ask for.
